Partner With Travis

My clients trust me with the biggest purchase of their lives, and then they ask me who else they should call. I want to hand them your name. This is a referral network built on trust, not fees: you get a profile page, warm introductions at the exact moment your service is needed, and a loan officer in 10 states who sends business back.

How it works

Three steps, no paperwork beyond a short application, and nothing changes hands.

1

You get a page

A full profile on taketherate.com: what you do, where you work, your license, your team, your reviews, and a note from me on why I recommend you. Link to it from your own site if you like; it is yours to share.

2

My clients meet you at the right moment

Mortgages have predictable moments when people need a CPA, a planner, an insurance binder, or a contractor. I make the introduction then, personally, instead of leaving them to search online.

3

Nothing changes hands

No fees, no referral payments, no quotas, in either direction. That keeps everyone on the right side of RESPA and, more importantly, keeps the recommendation honest. When your clients need a mortgage, you know where I am.

Where my clients need you

Every loan runs through the same four stages. Here is when each kind of partner comes up in a real transaction, which is when I make the introduction.

1

Pre-approval

Weeks 1 to 2
  • CPAs & tax prosSelf-employed and bank statement borrowers need clean returns, P&Ls, and sometimes a CPA letter before I can lock a rate.
  • Financial plannersDown payment sourcing, retirement account draws, and the question of how much house makes sense in the bigger plan.
2

Under contract

Days 1 to 10 after acceptance
  • Home inspectorsThe first call after an offer is accepted, and the contingency clock is running.
  • InsuranceEvery purchase needs a homeowners binder before closing. Fast, accurate quotes keep the loan on schedule.
  • Real estate agentsPre-approved buyers who do not have an agent yet, and clients who are selling to buy.
3

Closing

Week 4 to 6
  • Estate planning attorneysThe home closes in the buyer's name, and the next question is how to get it into the trust.
  • Financial plannersCash-out refinances and HELOCs are decisions about the whole picture, not just the payment.
4

After closing

Months 1 to 24
  • Builders & remodelersThe ADU, the kitchen, the addition. Funded with a HELOC or cash-out that runs through me.
  • Property managersDSCR and investor clients who just closed on a rental and do not want to be landlords.
  • CPAsThe first tax season as a homeowner, with a new set of deductions to get right.

What partners get

Visibility and introductions that are hard to buy, offered for free to a short list of people I trust.

A profile page on taketherate.com

Logo, photos, services, service area, license, team, reviews, and a brochure download. A real page, indexed by Google and the AI assistants people now ask for recommendations.

Your territory, on the page

Every profile lists the cities you actually work and links to your listings, so my clients find the right partner for their market instead of the nearest name.

Warm, personal introductions

When a client needs your service, I make the introduction myself at the moment it comes up. Intro requests from your page come to me first so they arrive warm, not cold.

Co-branded content

A guide with your byline in my Resource Center, a partner spotlight on the blog, and rate updates you can forward to your own clients.

A recommendation with a name on it

Every profile carries a note from me, a licensed loan originator with hundreds of verified reviews, on why I recommend you. That carries weight with a nervous first-time buyer.

A link back to your site

Your page links to your website and your Google listing. Link back to your profile from your site and both of us get the credibility bump.

What I ask in return

Not much, but it matters.

Questions partners ask

Is there a fee to be listed?

No. Nobody pays to be on the Trusted Partners page, and I never accept payment, gifts, or anything else of value for referrals. Federal law (RESPA) prohibits it for settlement services, and I run the whole network the same way for everyone.

Do I have to send referrals to be listed?

No. There is no quota and no obligation in either direction. In practice, partners who take great care of my clients naturally end up in my conversations more often, and their clients tend to find their way to me when a mortgage comes up. That is the whole idea, but nothing is tied to it.

Who qualifies?

Licensed, insured professionals in good standing who respond quickly and treat people well. I check licenses, read reviews, and usually talk with a client or two before adding anyone.

Which markets?

I am licensed in California, Oregon, Washington, Nevada, Arizona, Colorado, Idaho, Florida, Texas and Tennessee, and my clients buy in all of them. San Diego County is home, but I am building the list out in every market I serve.

What does my profile page include?

Your logo and photos, what you do, your service area, license numbers, team members, reviews you supply, a downloadable brochure if you have one, a note from me on why I recommend you, links to the loan programs your clients tend to need, and a request-an-intro form that comes to me so I can make a warm introduction.

Can I be removed later?

Any time, for any reason, with one email. I also review the list quarterly and remove partners who stop responding to my clients.

Apply to partner

Tell me who you are and where you work. I read every application myself and reply within a few business days.

Applying does not guarantee a listing. There is never a fee, and nothing of value is exchanged for referrals in either direction.
