Why condo approval matters

FHA and VA loans can only be used in condo complexes that the government has approved. FHA means 3.5% down and easier credit; VA means $0 down for eligible veterans. If the complex is not on the list, those programs are off the table for standard financing, and a lot of buyers find that out two weeks into escrow. Thirty seconds here saves that heartbreak.

Not approved? You still have options

An unapproved complex is not a dead end. FHA offers single-unit approvals in some unapproved buildings, VA approval can be requested for a complex that has never been reviewed, and conventional loans, with as little as 3% down, work in nearly any complex regardless of FHA or VA status.
