Angela Bailey
Reverse and improvement 1031 exchange specialist at IPX1031 who structures the exchanges most intermediaries will not touch.
- Serving Nationwide, remote

I closed a reverse 1031 exchange with Angela and her team, and a reverse exchange is the hard version. The buyer has to close on the new property first, the old one has not sold yet, and every deadline and every dollar has to sit exactly where the IRS expects it or the whole tax deferral falls apart. Angela structured it, kept the lender, the escrow officers and me on the same timeline, and it closed clean. Most intermediaries only want the simple forward exchange. When a client of mine needs to buy before they sell, or wants to roll exchange money into construction, she is who I call. No fees or referral money change hands between us in either direction.
About Angela
Angela Bailey is an Assistant Vice President and Reverse Exchange Structuring Director at IPX1031, Investment Property Exchange Services, Inc., in its National Reverse and Improvement Division. IPX1031 is one of the largest qualified intermediaries in the country and a subsidiary of Fidelity National Financial, and the National Reverse and Improvement Division has processed thousands of parking transactions, the structure used when an investor needs to buy the replacement property before the old one has sold, or wants to use exchange funds to build or improve the replacement. Angela's role is the structuring side: mapping out the timeline, the parking entity and the paperwork so the exchange holds up with the IRS and closes on time with the lender.

What Angela Bailey does
Qualified intermediaries for investors selling one property and buying another.
Reverse 1031 exchanges
Buy the replacement property first, then sell the relinquished one. IPX1031 parks title in an exchange accommodation titleholder so the exchange qualifies under the IRS safe harbor.
Improvement (construction) exchanges
Use exchange proceeds to build on or renovate the replacement property before taking title, so the improvements count toward the exchange value.
Forward (delayed) 1031 exchanges
The standard sell-then-buy exchange with the 45-day identification and 180-day closing deadlines, handled through IPX1031's national offices.
Exchange structuring and timeline planning
Before anything goes under contract, a walkthrough of which structure fits, what the deadlines look like and how the financing has to be set up so the lender and the exchange do not fight each other.
